Q4 2025
Encouraging progress at West One in Salford Quays, where visible on-site activity marks an exciting start to the development. Demolition of the old buildings is advancing well, representing a major milestone as the site must be fully cleared and made safe before new construction can begin. This shift from planning to active on-the-ground progress is a clear sign of momentum for Nexus Residential.
Existing structures are being actively broken down and removing the existing structures. The footage captures heavy machinery at work, piles of structural debris, and ongoing groundworks reflecting significant progress throughout the site, with materials being transported off-site to make way for land levelling and preparation. Alongside demolition, site clearance is well underway efforts are focused on tidying the plot, organising access routes, and preparing the ground for future foundation works.
These early achievements lay strong foundations to close out 2025 and set up momentum moving into 2026. West One is moving confidently toward becoming a modern new addition to the Salford Quays skyline, bringing renewed energy and transformation to this vibrant area.

July to September Construction Progress

We’re delighted to share the latest progress on the West One development. The project continues to advance strongly as it moves toward its next major regulatory milestone, with submission for Gateway 2 to the Building Safety Regulator expected in the coming weeks.
Milestone 2: Technical Design & Pre-Construction Planning
The Stage 4 technical design is now substantially complete, with only final refinements underway. This marks an important achievement and ensures the project is well prepared for the Gateway 2 submission.
Programme & Procurement – Planning for the construction phase is progressing positively, with programme details to be confirmed following approvals. Procurement activity is gaining strong momentum, with early engagement on key work packages and long-lead items positioning the project well for a smooth transition into delivery.
Enabling Works – Preparatory enabling works are also being lined up to ready the site for mobilisation. These activities will create a strong foundation for the start of main construction later in 2025.

January to June Construction Progress
Q1 & Q2 2025
Strong progress has been made at West One over the first half of 2025, with the full technical design for the development now complete. This includes all architectural, structural and services planning — a key step that ensures every detail of the build is ready before construction begins.
The team is now preparing to submit the project to the Building Safety Regulator, a formal process known as Gateway 2. This submission is an essential requirement that will allow work to begin on site once approved.
Alongside this, preparations are underway for appointing the main contractor, with early discussions ongoing for important elements of the build including piling, windows, mechanical systems and lifts.
West One remains on track and well-placed to move into its next phase later this year, as we look ahead to early works and site mobilisation in the months to come.
