The Gateway Construction Updates

RW Invest is pleased to share a fantastic progress update on The Gateway, delivered by our construction partners at Legacie Developments. The last quarter has seen excellent momentum continue site and we’re excited to see the development continue to progress so positively as we move further into 2026.

Excellent progress continues at The Gateway in Liverpool’s thriving business district, where this landmark development is advancing strongly across all core construction areas. The structural frames for Blocks A and D are now fully completed, marking a major milestone and providing a robust platform for subsequent phases. Block B has reached Level 13 with Level 14 decking underway, while Block C has completed Level 12 with decking progressing on Level 13.

August has marked another productive month at The Gateway, with continued structural advancement across all blocks and significant progress in both façade preparation and site infrastructure. The completion of external drainage and the full structural frame for Block A represent major milestones, while Blocks B, C and D continue their vertical progression in line with programme targets.

Site-wide works such as mast climber installation, precast stair installations, and services integration are steadily developing, while preparation for townhouse roofing and basement works further highlight the project’s transition towards mid-to-late construction phases.

Strong progress continued at The Gateway throughout Q2, with structural works advancing across all four blocks. Block A has reached Level 10 with formwork underway for Level 11, while Blocks B, C and D have progressed steadily through upper floor slab installations.

Podium slabs between all blocks are now complete, and the site’s substation has been fully commissioned. Precast stair installations, mast climber setups and blockwork at ground and mezzanine levels continue to support vertical and external works as the development rises toward the next phase.

The final quarter of 2024 saw consistent progress across the site, laying a solid foundation for the vertical build phase. Core structures reached advanced stages in multiple blocks, with key elements like basement slabs, retaining walls, and early-level slabs nearing completion. Infrastructure works, including drainage systems were successfully installed, keeping the site’s development on track.

This period also saw the continued rise of stair and lift cores, alongside the completion of essential basement-level works.

The final quarter of 2024 saw consistent progress across the site, laying a solid foundation for the vertical build phase. Core structures reached advanced stages in multiple blocks, with key elements like basement slabs, retaining walls, and early-level slabs nearing completion. Infrastructure works, including drainage systems were successfully installed, keeping the site’s development on track.

This period also saw the continued rise of stair and lift cores, alongside the completion of essential basement-level works.

Steady progress continued during this period, with the stair and lift cores completed for the Queens and Tribeca towers. Work also began on the Williamsburg Tower, where the core base was finished and the slipform installation commenced.

Early in the quarter, the basement bulk dig was completed, enabling drainage system installations to progress. Notably, ground floor slab construction was initiated on two blocks during this period, marking key advancements for the wider project.

The foundation works package commenced during a period of great progress at The Gateway. Key advancements included the completion of piling, installation of rebar cages and capping beams, and mobilisation of tower cranes. Importantly, this allowed for the development’s first lift and stair core to commence. In Quarter 3, the site team will prioritise basement-level excavation and the progression of the lift and stair cores.

Fantastic progress was made in the opening quarter of 2024 following mobilisation by the developer and groundworks team in the previous period. 

Several milestones have now been surpassed including the completion of the piling mat, water main abandonment and service disconnection. 600 piles were completed in Quarter 1 with progress to continue at a similar pace over the coming months.

In the final quarter of 2023, several key advancements were made at The Gateway as preparation for onsite mobilisation continued. Site cabins were delivered and piling works continued in preparation for the piling rig. The disconnection of services and the continuation of piling works will be a focus for the site team over the coming months.

September brought with it a major milestone with the commencement of onsite works at The Gateway. This included the initial demolition of existing buildings and site clearance, as technical meetings between the main contractor and all consultants remain ongoing.

Final works also took place for the RIBA Stage 4 design as the structural engineer continued to review the frame and groundwork across the site.
